Turn data into a claim carefully

A statement such as “inventory increased” needs:

  1. the inventory measure;
  2. the geography and property type;
  3. the two periods compared;
  4. the amount of change;
  5. the source and retrieval date.

One month can be noisy. A seller may want month-over-month and year-over-year comparisons, but the periods must remain explicit.

What public ZIP data cannot decide

Even a correct ZIP-level report does not establish:

  • the value of a particular home;
  • buyer demand for a specific condition or subdivision;
  • the likely repair credit;
  • the time required to receive an acceptable offer;
  • whether a direct offer or listing will produce higher net proceeds.

Those questions require property-specific comparables, current competition, condition information, and written transaction terms.

  1. keep the earlier retrieval date in the revision record;
  2. replace—not silently blend—the older reporting period;
  3. verify that the ZIP and property-type labels did not change;
  4. link the exact source;
  5. remove any interpretation the data does not support.
